Setia Awan Land launches Tanjong Malim Hi-Tech Park – 447 acres, RM1.4 billion GDV

Setia Awan Land Sdn. Bhd. has officially launched Tanjong Malim Hi-Tech Park, its first industrial development, alongside Ionera, the project’s commercial component. The launch marks an important step in the company’s diversification strategy while supporting Tanjong Malim’s development as an emerging automotive and industrial hub. The launch ceremony was officiated by YAB Dato’ Seri Saarani bin Mohamad, Menteri Besar Perak.

Covering 447 acres with an estimated gross development value (GDV) of RM1.4 billion, Tanjong Malim Hi-Tech Park is planned as an integrated and sustainable industrial ecosystem featuring industrial land, commercial developments and supporting facilities.

Situated near Proton City and within the broader Automotive High-Tech Valley (AHTV) growth corridor, the development is intended to cater to manufacturers, automotive suppliers, technology companies, logistics operators and businesses from other sectors looking to establish or expand their operations in Tanjong Malim.

Setia Awan Director, Dato’ Marcus Doh, said, “Our vision for Tanjong Malim Hi-Tech Park is to build an industrial ecosystem that supports businesses over the long term, with the infrastructure, commercial amenities and supporting services they need to establish, operate and grow.”

Phase 1 covers 104 acres and offers infrastructure-ready industrial land parcels starting from five acres. Buyers and investors can choose between purchasing or leasing the industrial plots. The first phase has achieved a 50% take-up rate, with confirmed investors including Ningbo Fresh Technology Co., Ltd. and Sheentech Automotive Systems Sdn. Bhd., among others.

The launch also saw the introduction of Ionera, the 27-acre commercial component of Tanjong Malim Hi-Tech Park. Featuring 168 commercial units, Ionera is designed to provide food and beverage outlets, retail offerings and essential daily services for businesses, employees, visitors and the surrounding community.

Momentum grew on 17 September 2026, as Setia Awan signed a Memorandum of Understanding (MoU) with Ionera’s anchor tenant, Billion Group. During the launch, further MoUs were formalised with various other tenants spanning the F&B, healthcare, and service industries. Through a collaboration with an established EV charging provider, the development is also expected to feature EV charging infrastructure with a combined capacity of 5 megawatts.
